Riverview
Riverview is a beautiful, mature neighbourhood located in the central-southeast portion of Winnipeg.
Its central location makes this area desirable for working professionals due to its proximity to downtown, and major hospitals. The mature community with ample green spaces, tree-canopied streets, and great mom-and-pop shops is a sought-after haven for families. Although be weary, this is one of the tougher neighbourhoods to get into!
Real Estate Trends
Unfortunately, Riverview can be one of the most competitive neighbourhoods in Winnipeg to buy into, mostly due to limited inventory and the competition as a result. Some of the first homes in the area were built prior to 1946, but the majority of construction occurred before the 1960s. Riverview consists of single-family attached and detached homes, with some multifamily dwellings located near Osborne Street. As you stroll down these tree-lined streets, you can't help but notice the character and charm this area has to offer.
Homes are highly sought-after in this community, with price points ranging from around $200,000 to around $1 million for more substantial, sometimes newer construction homes. The average home sells for around $400,000, although you can find some fixer-uppers for less. Condominiums range in price from around $100,000 to $300,000.
Riverview is a very popular area for investors, as it attracts a good deal of tenants that are young professionals looking for affordable living in a safe area with a quick commute to their downtown workplaces.
Schools & Services
Riverview is part of the Winnipeg School Division. Children following the English track will start elementary school at École Riverview School from Kindergarten to Grade Six. There is a small portion of the neighbourhood that falls in a different catchment area. Students living on the west side of Osborne Street on MacNaughton or Montague Avenue will attend Lord Roberts School, which is a Kindergarten to Grade Six English Elementary School. They continue their middle and high school years at Collège Churchill High School from Grade Seven to Grade Twelve.
École Riverview School also offers dual-track programming from Kindergarten to Grade Six. Their middle school will be École River Heights School, and then they receive their high school diploma from École Secondaire Kelvin High School. Students from Riverview are also eligible to attend French milieu programs. École LaVérendrye is located in Earl Grey and offers Kindergarten to Grade Six classes. Middle and high school will be completed at Collège Churchill High School.
The neighbourhood is home to a private school. Our Lady of Victory School is a faith-based Kindergarten to Grade Eight Catholic school with a six-day cycle. The community is also in close proximity to St. John's-Ravenscourt School, a private school offering programming from Kindergarten through Grade Twelve. Many households in the area enjoy the private busing services offered as part of the school’s annual tuition.
Riverview is just a short drive away from many of the post-secondary institutions Winnipeg has to offer. Université de Saint-Boniface, the University of Winnipeg, the University of Manitoba Fort Garry and Bannatyne Campuses, as well as the Red River College Polytech Exchange District Campus, are all less than a 15-minute commute.Post Secondary Programs
Scotia Heights enjoys close proximity to several post-secondary institutions. The Red River College Polytechnic Exchange District stands as the nearest campus to Scotia Heights, with the Red River College Notre Dame Campus, the University of Manitoba Bannatyne Campus, the University of Winnipeg, and the Université de Saint-Boniface all situated within a 20-minute drive from the neighbourhood.
Health Care Providers
Riverview is home to the world-class Riverview Health Centre, which offers specialized therapeutic and restorative health services to adult residents of Manitoba. It is known for its rehabilitation, long-term, and palliative care services.
Larger healthcare providers such as St. Boniface Hospital, Victoria General Hospital, Misericordia Health Centre, and the Health Sciences Centre are all within 10 km, with St. Boniface Hospital being the closest.
Shopping
Riverview does not have any grocery options within its borders; however, there is a Safeway just on the Lord Roberts side of Osborne Street.
More variety can be found within a 10-minute drive from the neighbourhood. The corner of St. Anne’s Road and Fermor Avenue is home to a Real Canadian Superstore, a FreshCo, and a Dollarama. Southdale Shopping Centre, Southdale Market, and Southdale Square consist of retailers such as Walmart, Dollarama, Shoppers Drug Mart, Giant Tiger, Canadian Tire, and more.
St. Vital Centre is the closest mall and includes many shops and services such as Walmart, Hudson's Bay, Zellers, Marshalls, HomeSense, London Drugs, and Old Navy, just to name a few.
Along Taylor Avenue, you will find Grant Park Festival and Grant Park Pavilions. These centres consist of stores such as Sobeys, Walmart, Dollarama, banking options, and more.
Grant Park Shopping Centre is also a short commute away. This mall includes retailers like Canadian Tire, Red River Co-op, Shoppers Drug Mart, Winners, McNally Robinson Booksellers, and a variety of restaurants and services.
Entertainment & Recreation
Active residents can take advantage of the many parks and green spaces found throughout Riverview. Churchill Drive Park is a large green area stretching between the Red River and Churchill Drive. It offers ample green space, walking paths, and a playground. The park is often used by different sports groups, including the Manitoba Organization of Disc Sports (MODS), which is a leader for the sport of Ultimate Frisbee in Canada. Additionally, you can often see people cross-country skiing during the winter months.
Don Togo Park and Don Garrie Park feature walking paths along the riverbank. Arnold Avenue Park offers a playground, while Fisher Parkconsists of benches and a walking path to enjoy the outdoors. Fisher Park is also available for rental for smaller events.
Would you like to be more involved in the community? The Sustainable South Osborne Community Co-op was founded in 2009 and always welcomes volunteers who would like to participate in growing vegetables and herbs in their three community gardens located in Riverview. The People's Garden is situated behind the Riverview Community Centre, while the Raised Garden Beds and the Food Forest/Community Orchard are divided by Churchill Drive behind the Riverview Health Centre.
Riverview Community Centre offers a variety of sports activities and programs on its sports courts and fields, such as baseball, soccer, basketball, and tennis. It hosts summer camps and tournaments and maintains the ski trails within the community. The Centre also includes a playground and a wading pool during the summer and outdoor hockey rinks in the winter months.
The Fort Rouge Leisure Centre is located just beyond the neighbourhood’s border and provides great indoor and outdoor experiences. It is home to an indoor hockey arena, a soccer field, and tennis courts.
Less than a 10-minute drive from the community along Fermor Avenue is St. Vital Memorial Park, an outdoor sports facility that is also home to the recently updated Bonivital Soccer Clubhouse. The park includes the Saint Vital Memorial Park Turf Field, additional soccer fields, a beach volleyball court, Track and Field, a shelter, and its newest addition: the Emily Potter Court. This basketball court was opened in the summer of 2023 in honor of the 100th anniversary of Glenlawn Collegiate Institute.
Adjacent to the Park is the YMCA – South Branch, which consists of amenities such as a lounge, a pool, a water slide, a cycle studio, a turf area, an indoor playground, cardio equipment, a hot tub, a steam room, and more. It offers a variety of fitness classes, group exercise, and swimming lessons. It is also an adult day program site, offering an array of activities for seniors to socialize with others in a supportive environment.
If getting on the water is your passion, the Manitoba Canoe and Kayak Centre (MCKC) is situated at 80 Churchill Drive. The centre provides summer camps and a wide selection of classes, group and private training for kayaking, canoeing, stand-up paddleboarding, youth paddling, and dragon boating. It organizes events such as the River City Dragon Boat Festival, the Manitoba Ice Dragon Boat Festival, and the Indoor Dragon Boat Festival, which take place at the Pan Am Pool located in Grant Park. This indoor event is the largest of its kind in North America. Adjacent to MCKC is the Redboine Boat Club, which offers memberships for boaters during the summer.
If golf is your passion, there are many options just minutes away from the community. The Canoe Club Golf Course is located just over the St. Vital Bridge, while the St. Boniface Golf Club, Windsor Park Golf Course and Nordic Centre, the Niakwa Country Club, and the Wildwood Golf Course are all within a 10 to 15-minute drive from the community.
Planning a night out? Osborne Street is home to an array of restaurants, Park Alleys, and the Park Theatre to entertain you. Park Alleys is a bowling centre with a restaurant and bar that hosts live music events. The Park Theatre is a renovated movie theater that hosts over 300 events a year by local and international artists.
Book a party room at Leopold Tavern, try some Mexican cuisine at BMC Market, or grab a coffee at Little Sister Coffee Maker, or enjoy a hot homemade soup or salad at Black Market Provisions on your way to work.
