St. James
St. James is a large area located on the West side of Winnipeg.
There is some debate as to the boundaries, but for the most part it is agreed that its northern bound is mostly by Silver Avenue, it's eastern bound is by St. James Street, it's southern bound is the Assiniboine River, and its western bound is Sturgeon Road. There are a variety of neighbourhoods that make up this area and include (but not necessarily limited to) Deer Lodge, Old St. James, Birchwood, Silver Heights, Sturgeon Creek, and Woodhaven. It is a middle-class neighbourhood with some industrial developments including the Murray Industrial Park near the Airport. This are also houses Winnipeg's International Airport. Much of the other commercial development is housed along Portage Avenue which is the area's major thoroughfare. Fun historical fact, the greater St. James area was actually one of Winnipeg's original districts. The Royal Canadian Air Force 17 Wing Base is located in the heart of St. James (and was featured on the Amazing Race Canada). Real Estate Trends
St. James is a large area, and has a range of property types. You can buy an older (early 1900's) home that needs some work for around $100,000. The area also has higher-end houses along the Assiniboine River, some selling for well over $1 million. There has been a lot of infill development within this area as well in more recent years and this trend continues. It is not uncommon for lots within this area to be 25' wide. There are also a variety of condominium offerings in both high-rises as well as smaller complexes and also attached-style homes. Price ranges for these condominiums can be anywhere from $125,000 to just over $300,000 for attached-style bungalows. Schools & Services
St James falls within the St James-Assiniboia School Division. There are a variety of schools within the area including six elementary schools. Of these elementary schools, two offer French Immersion programming.
There are also three middle schools, one again with French Immersion programs, as well as one high school and a specialty school. Jameswood Alternative School is a high school that caters to a selective group of students. These individuals are selected to attend the school for a variety of behavioural, social-emotional, and academic reasons.
St. James has one public library located at 1910 Portage Ave.
St James also houses (or nearly houses as it is on the other side of Sturgeon Creek) the Grace Hospital which offers 245-beds. It is located at 300 Booth Drive.
Shopping
Shop till you drop at the city’s largest mall, Polo Park. Polo Park Shopping Centre. This large shopping mall has something for everyone, with over 220 stores, some of the more popular include: The Bay, Canada's largest Forever 21, H&M, The Gap/Gap Kids, Sport Chek, and the Apple Store.
Located just across St. James Street from Polo Park you will find the 270,000 square foot St James Station. This area houses a cluster of big box retailers, including: Canadian Tire, Home Outfitters, Canadian Tire, Old Navy, and many more.
Entertainment and Recreation
There is no shortage of entertainment in the St James Area. There are plenty of outdoor options including Air Force Heritage Air Park where you can view 4 aircrafts presented in dramatic poses. The Air Force Heritage Museum contains rare artifacts that we feel are must-sees for any Winnipeg resident or historical buff! The Living Prairie Museum is a beautiful a tall grass prairie reserve. The interpretive centre provides an abundance of information on prairie history and offers guided hikes/tours. Vintage aircrafts and artifacts at the Western Canadian Aviation Museum detail Canada's incredibly rich aviation history, most notably the Anrocar. This is a replica of a flying saucer (yes, you read that right) built by Avro Canada.
Just beyond the borders of St James you will find the Assiniboia Downs - a true horse track, gaming lounge, and tiered dining room. The Assiniboine Park is also incredibly close and boasts 700-acre Assiniboine Forest, the Assiniboine Park Zoo, the Assiniboine Park Pavilion, a sculpture garden, an outdoor theatre for performing arts, and numerous other attractions.
There are also a number of recreational facilities in the area providing a wide variety a sporting and community events.
Assiniboine Golf Club is located in the heart of St. James. It is a 72 par semi-private course that includes four Par 3′s, one a challenging 242 yards in length and four par 5′s. Sand, water and trees - all the things you love to hate in a golf course are there. The Assiniboine Golf Course provides an interesting challenge for the beginner to the seasoned golfer alike, and is just minutes away from the Winnipeg International Airport.

But year round the walk path that goes through here to Assiniboine Park and the chance to kind of look at the birds and see the deer and even the coyotes that are wandering around in the neighbourhood.
