Windsor Park

Windsor Park is a well-established neighborhood with tree-lined streets , traffic-minimized bays, and roads built around parks and schools.

It boasts a strong Francophone presence, evident in the French immersion programs offered by many schools in the community. Close to major roads, it provides quick access to downtown or the Perimeter Highway, making it an ideal neighborhood for those who like to escape the city to lake country.

Real Estate Trends

The community was heavily developed in the 1950s and 1960s and was one of Winnipeg’s first master-planned communities. The majority of the neighborhood is residential, and a typical house here would be a 1,000 sq ft bungalow with a concrete basement. The area offers a wide range of house designs, including two-storeys, bi-levels, split-levels, side-by-sides, and even some condominiums, although those are more rare.

 

Schools & Services

Windsor Park is within the Louis Riel School Division, and students do not need to leave the community as the Division offers elementary through to high school studies in both English and French within the neighborhood’s borders.

Frontenac School is an English elementary school providing Kindergarten to Grade Eight education. This school serves the majority of the area; however, a smaller portion living in the southeast corner will attend General Vanier School. The approximate dividing catchment line is Autumwood Drive, Cottonwood Road, Speers Road, and Betournay Street. For English high school, children will go to Windsor Park Collegiate. Children wishing to enroll in French Immersion Programming will attend École Howden from Kindergarten to Grade Eight and will finish high school at Collège Béliveau

As Windsor Park has a strong Francophone presence, there is a higher number of students eligible to attend schools operated by the Division Scolaire Franco-Manitobaine (DSFM). DSFM has a school located directly in Windsor Park. École Lacerte is a Kindergarten to Grade Eight French milieu school. Children will follow their high school years at Collège Louis-Riel situated in the neighboring St Boniface.

Windsor Park is also home to the Louis Riel Arts and Technology Centre, a vocational high school operated by the Louis Riel School Division.

The neighborhood is in close proximity to most of the post-secondary institutions Winnipeg has to offer. Université de Saint-Boniface is the closest to the area with the commute being only 10 minutes, but the University of Manitoba Fort Garry and Bannatyne Campuses, the University of Winnipeg, as well as the Red River College Polytech Exchange Campus, are all about a 20-minute drive (or less). 

Health Care Providers

There is no major hospital in this area. However, the community is within a convenient distance (about a 10-minute drive) to St. Boniface Hospital. 

Shopping

Windsor Park is mostly comprised of residential homes with a small portion dedicated to commercial and industrial components, yet it is surrounded by convenience. 

Windsor Park Shopping Centre is a strip mall situated on the northwest side of the neighbourhood, featuring IGA, a pharmacy, restaurants, and other services. For those craving fresh baked goods, Arabelle's Bakery is conveniently located near the corner of Archibald Street and Fermor Avenue.

While larger retailers are situated outside the community's borders, Southdale Shopping Centre, Southdale Square, and Southdale Market are within walking distance from the neighbourhood, just across Fermor Avenue. These shopping venues offer stores such as Walmart, Red River Co-Op, Giant Tiger, Dollarama, Canadian Tire, Shoppers Drug Mart, restaurants, and various services.

At the corner of Fermor Avenue and St. Anne's Road, you'll find Freshco, Dollarama, and the Real Canadian Superstore. Additionally, the neighbourhood is only a 10-minute drive from St. Vital Centre, as well as the multitude of shopping options along Regent Avenue.

St. Vital Centre and its surroundings provide access to London Drugs, Marshalls, HomeSense, SportCheck, Old Navy, Marks, Indigo, Hudson's Bay, Zellers, Red River Co-op, and many more.

Further along Regent Avenue, you will find Kildonan Place, Kildonan Crossing, and Crossroads Station. These shopping centres include Save on Foods, Real Canadian Superstore, Walmart, Home Depot, Marshalls, HomeSense, Winners, SportCheck, Toys"R"Us, Staples, and more. Regent Avenue also houses Costco and Canadian Tire.

Entertainment And Recreation

This neighborhood is perfect for the outdoorsy type, as Windsor Park offers ample green spaces, parks, and paths to explore. There are at least twelve parks in the area that consist of playgrounds, making this community ideal for families with small children. Additionally, Westmount Park, Vincent Massey Park, and Lomond Park have fields for soccer, while Cherry Park includes baseball diamonds. Berkshire Park and the aforementioned Lomond Park also include a wading pool and washrooms during the summer season.

Frontenac Park is popular among dog walkers. With many accesses, it stretches between the bays along Drake Boulevard and Autumnwood Drive, making it a safe walk for students attending Frontenac School.

Niakwa Trail is a 4.1 km multi-use asphalt path along Fermor Avenue, between St. Anne's Road and Niakwa Road East. You will encounter many walkers, joggers, dog walkers, and cyclists while exploring the path. It runs through Papoose Park, a scenic route with a walking bridge over the Seine River, and ends in Kings George Park.

Winakwa Community Club is located in the heart of the neighborhood and offers sports and leisure activities year-round. It has fields and courts for baseball, basketball, soccer, pickleball, and slo-pitch. It also provides two outdoor hockey rinks, an off-leash dog area, a playground, and a community garden.

Adjacent to the community club is the Windsor Park outdoor pool. This pool was originally slated to close down, but with a recent decision from the City of Winnipeg, residents can now enjoy the pool for at least two more years. There are two additional opportunities for swimming just over the community’s border. Bonivital Pool, located across from the neighborhood on Archibald Street, is an indoor facility offering two pools, a sauna, whirlpool, and water fitness programs. St Vital Outdoor Pool is situated in King George Park and includes on-site parking, play features, a wading pool, diving boards, a sundeck area, change areas, a large open lawn, and accessible changing rooms.

If tennis is your passion, Windsor Park Collegiate has four outdoor courts that are available for rent.

There are also several golf courses in the surrounding communities to improve your game. Windsor Park Golf Course is a multi-seasonal facility offering an 18-hole course with water views and a clubhouse during the summer. It is also home to the Windsor Park Nordic Centre, which offers cross-country skiing during the winter. St. Boniface Golf Course is a par 72 course with tree-lined fairways that also includes a wedding and event venue. Niakwa Country Club offers a variety of memberships and features a fitness studio and the Gallagher indoor golf studio. It also accommodates weddings and special events.

If you're wishing for more indoor activities for your little ones, Kid City Archibald is a great indoor playground. GymKyds Gymnastics Centre provides a variety of classes and before-and-after-school programs for ages 1 and up, located in the neighboring Southdale.

It's also worth noting that the neighborhood is located just across from the Royal Canadian Mint. This state-of-the-art facility is a world leader in circulation coin design and innovation, offering tours suitable for all ages.

Looking for a night out on the town? On the northeast side of the community is the Canad Inns Destination Centre Windsor Park, which often hosts performers and artists in its nightclub.

For many reasons! The location is unbeatable. While heavily residential, the community is surrounded by major thoroughfares, providing convenient access to the rest of the city. It is a mature area with large trees and great outdoor spaces for an active family. There is also a small-town feel to the community, which really resonates with us, having come from a small town!
