Understanding Realtor Commission Rates in Winnipeg: What You’re Paying For & Why It Matters

When buying or selling a home, one of the most common questions I hear is: “How much do Realtors charge in Winnipeg?” I believe in full transparency, so let’s talk about my commission rates, how commissions work, and most importantly—why hiring the right Realtor can actually put more money in your pocket.

Realtors in MB tend to be independent contractors, so we typically determine our own pricing structures. Are there some that will do it for more? Yes, of course! Are there some that will do it for less? Also yes. I speak strictly for myself below but always be certain to have these discussions with your realtor as there is no standard commission rate in our industry.  

 

For the record, I have been the person on the other end of the presentation that was just waiting for the presenter to get to the point where we FINALLY here the numbers.  I don’t want to do that to you here, so let’s get straight to the point…

I personally charge 4% plus GST on a sale. The GST applies to the commission amount only (not the home’s sale price). Here’s how that breaks down:

  • 2% + GST goes to the listing side (my team and I).

  • 2% + GST is allocated to the buyer’s agent.

This means that the commission is typically split evenly between the two sides. Some agents may charge less, but I firmly believe you get what you pay for.

When you work with me, my commission covers everything needed to position your home for a successful sale, including:

  • Professional photography & videography (including aerial shots!)

  • Staging consults & accessory staging to maximize your home’s appeal

  • Social media & online marketing campaigns to attract serious buyers

  • Open houses & private showings to generate offers

  • Weekly market updates so you always know where you stand

  • Coming soon campaigns to build early interest in your home

 

The only time I may need to charge slightly more is if extensive staging requires hiring movers—but this is rare and always discussed upfront.

Commission rates are influenced by:

  • Market conditions – Competitive markets may require enhanced marketing strategies.

  • Level of service – Some Realtors may offer a discount but cut corners on marketing and support. Some might charge even more and offer an incredible array of ancillary services but the return on said services is negligible. Finding the correct blend is what matters.

At the end of the day, a lower commission doesn’t always mean you save money. The goal is to maximize your sale price—not just pay the lowest fee.

Even being a Realtor myself, I would hire a Realtor I trust to sell my own personal residence, and not sell it myself. There are many times when people are their own worst enemy, and I would want a competent professional at the helm of this ship.
