Bonavista
Bonavista is a newer neighbourhood located in Southeast Winnipeg. It is a perfect destination for people who desire to connect with nature while incorporating the modern touches of suburban living.
Multi-used pathways create scenic linkages between green spaces and naturalized wetlands. The construction began in 2016 and continues today. According to the 2022 Election Data there are about 800 occupied houses and apartments in the area. When complete, the area should be made up of closer to 1700 homes. The area itself has four ponds giving ample opportunity to own a beautiful lakefront lot. There are a variety of architectural controls in place to ensure high and rigorous standards are met, similar to the neighbouring communities of Sage Creek and Royalwood. Real Estate Trends
Homes in this area are all newer construction with the majority offering attached garages and front drive access. There are some townhomes and detached homes with detached garages and backlane access, which is a great option for those wishing to be in the area at a more affordable price point. The style of most homes within the community is modern with an urban fusion character. Sales in the area started in 2017. They are now in their fifth stage of development.
Prices for houses range anywhere from around $450,000 for an attached townhome all the way up to $1.1 million for more substantial homes on waterfront lots. There are a variety of floor plans to choose from including townhouses, bungalows, cab-overs and two-storeys. There are two apartment buildings in the area that offer luxury rental options, Bella Vista Luxury Living (50+) and Bonavista on the Lake (50+). There are currently no condominium options within the community.
Schools & Services
Bonavista is a part of the Louis Riel School Division. There are no schools within the community borders. If you live within the community, your child’s catchment will likely be for the following schools:
Island Lakes Community School located in the neighbouring Island Lakes community. The school is walking distance from most parts of Bonavista. It offers English-only programs for students from Kindergarten to grade 8.
If French Immersion is the preferred track, your child will likely attend Ecole Van Bellenghem in Southdale. It is approximately 10-minute drive from the community. The school offers French Immersion programs for students from Kindergarten to grade 8. However, the city has approved a new French Immersion School in neighbouring Sage Creek. The approximately 93,000 sq. ft. school will serve French Immersion students living in Sage Creek and Bonavista. Construction is expected to start spring of 2023.
For high school, J.H. Bruns Collegiate in Southdale offers English programming. College Beliveau is the French Immersion option; it is located in Windsor Park.Post Secondary Programs
Are you or your child planning to attend The University of Manitoba? The Fort Garry Campus is less than three kilometers away. Manitoba Institute of Trades and Technology is also a short drive along Kenaston Boulevard.

Hospitals
There are two major hospitals within 11 km of Bonavista. St. Boniface Hospital located on Tache Avenue and Victoria General Hospital located on Pembina Highway.
Shopping
Bonavista will be made up entirely of residential homes so there aren’t shopping options within the community borders. However, it is in close proximity to all the amenities you need. Sage Creek Village Centre is just across Lagimodiere Blvd. The Centre has a Sobey’s, Shoppers Drug Mart, a bakery, banking options and restaurants. A quick 10-minute drive from the community are options such as the Southdale Shopping Centre, Southdale Square and Southdale Market. This commercial area has a Walmart, a Red River Co-op Food Store, Giant Tiger, Shoppers Drug Mart and Canadian Tire. The corner of St Anne’s Road and Bishop Grandin Blvd has a number of big box stores such as: Sobeys, Michaels and Home Depot. St Vital Centre is the closest mall to the neighbourhood. It boasts stores such as, Walmart, Old Navy, London Drugs, Hudson Bay and Zellers, Marshalls, Indigo, Sport Check and more.
Entertainment & Recreation
If you love spending time outdoors, Bonavista is the right place for you. The area was designed with multiple pathways that form a scenic link between the many greenspaces and wetlands in the area. The Fraipont Park Lookout is the focal point of the community. Located in the center of the neighbourhood, this park’s purpose was to create an area for the residents to be able to sit back, relax and enjoy the true beauty of the Manitoba Prairies. This park features an athletic field that is a perfect place to kick a ball around, and a great playground.
The neighbourhood has three additional parks inside its borders. Bonaventure Park, Eau-Claire Park and Jack Reimer Drive Park.
Lindsey Wilson Park is the largest park in Island Lakes and it is in walking distance from the community. It features a baseball diamond, basketball, pickleball and tennis courts, fitness equipment for those who like to exercise outdoors, and a spray pad in the summer. On the sunny winter days the pond is busy with skaters and families sledding on the shore line.
A short 7-minute drive on Lagimodiere boulevard you can access Duff Roblin Parkway Trail. It offers a great walking, running, hiking, road and mountain biking, cross country skiing and snowshoeing trail along “Duff’s Ditch” which is the Red River Floodway. This 40.9 km trail can be accessed from many different points along the way. It is worth the visit as you can experience wildlife and amazing sunrise views over the floodway.
This area is also close proximity to Bois -des – Esprits and Orchard Hill Park in the neighbouring community of Royalwood. Both parks are considered a vital part of the Seine River Greenway. Bois -des – Esprits is a 117 acres urban forest made up five different ecosystem – wetland, oak forest, grassland, aspen forest and river bottom. It could be a fun family activity finding the carvings of the faces and animals along the path. There is always a new addition to this natural art gallery.
The Seine River Greenway is a great place for birding, hiking and mountain biking in the area. The river also activities year-round. An accessible dock was installed in 2020 on the Seine near the pedestrian Bridge at John Bruce Road. It allows people with various abilities to enjoy the river by canoe or kayak. In the winter, the frozen river become a popular place for walkers, runners, fat bikers and snowshoers.
If you searching for workout options, you can get a membership at Orangetheory Fitness in Sage Creek Village Centre, or at the Fit Body Boot Camp in Island Lakes Shopping Centre.
The closest community center is Southdale Community Centre. In the summer, your kids can enjoy the playground and wading pool. The Centre also offers multiple sport activities year-round such as: baseball, basketball, softball, soccer, hockey, ringette, public skating, karate, aerobic, summer camps and more.
The Dakota Community Centre is one of the most impressive community centers in the city and is only a 10-minute drive from Bonavista. This community center is made up of the Jonathan Toews Sportsplex, where you will find two indoor rinks, the Dakota Fieldhouse, which is home to a 200-meter 2 lane indoor track, as well as a multipurpose court space, that offers recreational programs for all ages. It also has the Jumpstart Community Rink and Beach Volleyball Facility.
Do you wish for more after school activities for your little ones? Marquis Dance Academy provides dance education and is just a short drive in the neighbouring Sage Creek. Gymkyds Gymnastics Centre is located in Southdale and offers classes from age 1 to 12.
Are you a golfer? Southside Golf Course is just outside of the city, about 10-minute drive from the community on Lagimodiere Blvd. It is an 18-hole course with multiple lakes and challenging fairways in a country like atmosphere.
