Aurora at North Point

Aurora at North Point is a new and upcoming neighbourhood in North Winnipeg. This 220-acre community is centered around a beautiful pond, but will have some commercial development along McPhillips Street.

With its walking paths, parks, play areas and natural green spaces this is a great place to raise your family. It is only 5 minutes from the Perimeter Highway, making it easy to escape the city for lake country.  

Real Estate Trends

Construction in this area started in 2016 and Phase 1 of this development completely sold out in 2017. There are still lots for sale in the most recent phase on the more eastern side of the community. Once complete, Aurora at North Point will have approximately 1200 homes. Whether you plan to build or buy a home, you will have a wide variety of house styles and sizes to choose from: single family homes with front garage access, semi-detached homes, townhouses, multifamily homes and more.  There are also walk-out lots in the area for owners wishing to have a grander basement!

Home prices in the area start at around $370,000 for an attached, townhouse option with no garage.  Prices in the area go as high as $700,000 for a larger home with finished basement and attached garage. There are currently no condominiums for sale within the Aurora at North Point community.

Schools & Services

Aurora at North Point is operated by the Seven Oaks School Division. There are no schools within the neighbourhood’s borders, but the community is in the catchment area for the following schools:

Students wishing to stay in the English programming track will begin Kindergarten and attend until Grade Five at Riverbend Community School, in the neighbouring community of Riverbend. For Middle school, they will attend Edmund Partridge Community School in West Kildonan.  For High School, they will attend West Kildonan Collegiate.

Ecole Belmont is the French immersion elementary school for Aurora children, located in West Kildonan. They follow their middle school studies at Ecole Seven Oaks Middle School, and attend high school at Garden City Collegiate.

There are two additional elementary options that your child may attend. Riverbend Community School offers English and Ojibwe Bilingual Program from Kindergarten to Grade Four. R.F. Morrison School is an English-Ukrainian Bilingual School that provides education from Kindergarten to Grade Five.  

Post Secondary Programs

Aurora at North Point is conveniently located for access to post-secondary institutions. The University of Manitoba Bannatyne Campus and University of Winnipeg is about a 20-minute drive from the community. Red River College Polytechnic Exchange District is about a 17-minute drive, and the Notre Dame Campus is a 25-minute commute from the area.

Hospitals

There are no hospitals within the community, however the Seven Oaks General Hospital is a quick commute away via McPhillips Street.

Shopping

Aurora at North Point is currently only residential, however there is a portion of land currently set aside for commercial development.

All major retail and amenities are just minutes from the neighbourhood. Along McPhillips you will find big box stores such as Walmart, Freshco, Save on Foods and the Real Canadian Superstore. Garden City Square and Garden City Shopping Centre are less than three kilometers away. They feature stores like The Home Depot, Canadian Tire, Marshalls and HomeSense, Winners, Seafood City Supermarket, Michaels, restaurants and so much more.

Entertainment & Recreation

If you are a nature lover, this community is a great place for you! North Point Park, the central park of the area, was built in 2018 and has fast become a family favorite. It has a playground with multiple structures, ample green space. It also serves as a community gathering place, giving the perfect outdoor spot for summer events like Family Fun Day or the annual Neighbourhood BBQ.  

Other parks in the neighbourhood are Atlas Parks and Orion Park. Both of these parks feature walking paths around the two man-made ponds.

Aurora is also in close proximity to the highly sought-after Kildonan Park. This is the second largest suburban park in the city, and it offers an abundance of activities year-round. It features athletic fields and sport courts for bocce ball, soccer and beach volleyball. It is home to an outdoor pool and a spray pad in the summer and skating rink, toboggan runs and cross-country skiing trails in the winter. Winnipeg’s oldest municipal golf course, Kildonan Park Golf Course provides a challenging 18-hole fairway and a restaurant. Rainbow Stage is a nonprofit musical outdoor theatre located in the heart of Kildonan Park. It hosts plays during the summer season that many locals attend annually.  If you are looking to BBQ or picnic on a summer day, this park has many spots to choose from too!

There are currently no plans for a community or recreational facility within Aurora at North Point.  However, the surrounding communities have plenty to offer.

Canada’s leading medical fitness facility, The Wellness Institute is located at Seven Oaks General Hospital. The facility’s mission is to help to prevent illness and improve quality of life for those who develop chronic conditions. It provides a wide variety of services such as massage therapy, personal training, nutrition coaching, weight loss clinics, arthritis and joint replacement rehab, physiotherapy, chiropractic care, mental health care, online services and more.

Garden City Community Centre and Seven Oaks Sportsplex are the closest recreational facilities to the area. The Centre offers a wide variety of sport programs all year-round such as baseball, basketball, hockey, soccer, ringette, softball, rocky rugby and more. Seven Oaks Sportsplex consists of the Seven Oaks Arena and the Seven Oaks Soccer Complex. Seven Oaks Arena houses two NHL-size ice rinks, a walking track and a multipurpose room for fitness classes, social, educational and cultural events.

At the same time that Aurora at North Point was beginning its latest phase of development (2019), Seven Oaks Pool also went through a major renovation. It now offers a new universal family change room, accessible washrooms, a multipurpose room, teaching pool and an indoor spray pad.  The indoor spray pad is the first of its kind in Winnipeg! This facility is only a ten minutes’ drive from the neighbourhood.

Adjacent to the pool are Maples Monarch Community Centre and Maples Multiplex Arena. The Community Centre houses indoor sports and has two outdoor basketball courts, two outdoor rinks, a jungle gym for children, a baseball diamond and other fields for cricket, hardball and soccer. The Arena has a league-sized rink from September to March and hosts hockey and ringette practices, league games and tournaments. In the summer it is available for social events and indoor sports.

Just beyond the Perimeter in West St. Paul is the Access Centre. The Centre provides youth sports such as soccer, baseball, softball and hockey.

Planning a night out with friends or family? Cinema City Northgate Theatre is an inexpensive theatre, offering second-run features (movies that have been out for a while in theatre already).  It also offers a selection of ethnic movies and is a quick commute from the area.

Are you up for extreme sport experiences? You don’t need to go far. Paintball Paradise is an indoor and outdoor facility and a great place to improve your tactical skills. If you are into winter sports, Springhill Winter Park is a great spot for a quick day outing to sharpen your snowboarding or skiing expertise. It is only 15 minutes away. Drive ten minutes further, and you have an abundance of outdoor activities at Birds Hill Provincial Park such as hiking, biking, camping, cross country skiing, horseback riding, swimming, beach exploring and so much more.
