Devonshire
Devonshire is a well-planned, sustainable neighbourhood in the heart of West Transcona, equipped with the amenities and infrastructure to meet residents' needs.
It consists of four micro-communities: Devonshire Village, Devonshire Park, Crocus Meadows, and Starlite Village. However, the area is often referred to as the area behind Costco on Regent. This modern, family-friendly community offers ample green space, a network of paths, naturalized low-impact stormwater management systems, easy access to shopping, and accessible transportation options.
Real Estate Trends
Three different developers were involved in this project: Genstar, responsible for Devonshire Village and Devonshire Park; Waterside Development, which oversaw Crocus Meadows; and North Grassie Properties Inc., which handled Starlite Village. Although there are a few older homes on larger lots, the majority of the dwellings in this area are newer constructions. Construction of new home phases began in 2015 and continues to this day. Currently, Devonshire Park is in Phase 6 of development, with lots still available north of Devonshire Drive.
The area offers a diverse selection of housing options, with common floor plans that include townhomes, bungalows, bi-levels, cab-overs, and two-story homes. Walking through the community, you'll notice that the residences combine classic architectural styles with modern detailing.
This neighbourhood is also ideal for those seeking a condo lifestyle in a quiet setting with easy access to amenities and transportation.
Prices for residential homes range from around $370,000 for an attached townhouse-style home to $850,000 for a waterfront home with a walkout basement. Condominium prices vary from $200,000 for a smaller, one-bedroom unit to $430,000 for a townhouse-style condominium with private access.
Schools & Services
Devonshire’s catchment schools fall under the River East Transcona School Division. Due to the neighbourhood's ongoing growth, school catchments may vary based on your address. Please visit the school division's website to determine the eligible schools for your child.
Children residing in Starlite Village and south of Transcona Boulevard in Devonshire Village will attend Bernie Wolf School, a Kindergarten to Grade Eight English elementary school. Children living in Crocus Meadows and north of Transcona Boulevard in Devonshire Park will begin their English elementary education at Joseph Teres School, continuing with middle years (Grades Six to Eight) at John W. Gunn School.
Transcona Collegiate serves as the English high school for the entire Devonshire area.
Exciting news for Devonshire residents: The Manitoba Government has assisted in acquiring land for a new school in Devonshire Park. This facility, an English school for Kindergarten through Grade Eight, is set to open in September 2027 at the northwest corner of Transcona Boulevard and Peguis Street.
For those interested in French Immersion Programming, early education begins at École Margaret-Underhill, a French milieu school. Students will continue at École Regent Park from Grade Two through Five, with the option to either continue in the French milieu track at the same school up to Grade Eight or switch to dual-track programming at École Munroe Middle School from Grade Six. High school studies are completed at Collège Pierre-Elliott-Trudeau.
Additionally, students from Devonshire have access to German and Ukrainian bilingual curriculums. German bilingual programs are available at Princess Margaret School and Donwood School from Kindergarten to Grade Five, with middle years continuing at Chief Peguis Middle School. Prince Edward School offers Ukrainian bilingual education for elementary students.
Hospitals
Although there are no hospitals within Devonshire itself, Concordia Hospital is just five minutes away. It serves as an urgent care centre and offers a family medicine program. Additionally, Concordia specializes in orthopedics, including joint replacement, and provides outpatient cancer care. The hospital also houses a 140-bed personal care home.
Shopping
Devonshire is primarily residential, yet it is surrounded by convenience. Major retailers are just steps away from your doorstep or a very short drive. Situated on the border are Costco, Canadian Tire, and Kildonan Place Mall, which features stores such as Save on Foods, Shoppers Drug Mart, H&M, Marshalls & HomeSense, among others.
Just beyond Regent Avenue, Crossroads Station offers an even greater variety, with retailers like Walmart, Real Canadian Superstore, The Home Depot, Winners, Best Buy, Michaels, Staples, and Mark’s.
Along Lagimodiere Boulevard, Kildonan Crossing and Reenders Square are bustling with activity. This area is home to Rona+, Sobeys, FreshCo, along with various restaurants and services.
Near the eastern border, additional shopping options include Sobeys and No Frills on Plessis Boulevard.
Entertainment & Recreation
The micro-areas of Devonshire are all designed around ponds, with multiple parks and paths that create a safe sanctuary for residents. White Spruce Park in Crocus Meadows features a walking path and benches overlooking the pond, surrounded by a large green area. Nearby, Ray Klassen Park offers a playground, a soccer field, and ample green space.
In the heart of Starlite Village, Apee Panchhi Park boasts a soccer field and a playground. Directly across, the Canada 150 Commemorative Park provides two benches to enjoy the lake view, while Chmilowsky Park offers a walking path and a spacious area for recreational activities.
Devonshire Park includes two expansive green areas. Lieutenant Colonel John McCrae Park, located on the south side, features a walking path along the pond and a playground. Sir Robert Borden Park on the north side is still under development but will include a walking path around an existing pond.
Sir Wilfrid Laurier Park, the largest park in Devonshire Village, includes a playground, vast green space, and an off-leash dog area. The Sir Wilfrid Laurier Park Trail runs through this park, connecting to the Transcona Trail.
The Transcona Trail is a 6.7 km multi-use asphalt path that stretches from Regent Avenue to the Perimeter Highway, featuring points of interest like the Rotary Tall Grass Nature Park, Rotary Heritage Park with an old locomotive, Park City West Park, Transcona Trail Park with fitness equipment, Transcona Community Bio Reserve, Cordite Trail, and Harold Hatcher Park.
For those seeking even more outdoor recreational opportunities, Devonshire is just 10 minutes away from Kilcona Park. This park is an ideal location for a family picnic, enjoying walking paths, and experiencing nature. It offers an 18-hole disc golf course, soccer and baseball fields, and one of the largest off-leash dog parks in Winnipeg. Adjacent to Kilcona is Harbourview Park and Recreation Complex, which features a nine-hole golf course, mini-golf, lawn bowling, tennis, beach volleyball, pond skating, tobogganing, and cross-country skiing.
Currently, there is no plan for a community complex within Devonshire. However, the area is served by the Park City West Community Centre, which features athletic fields and courts for soccer, baseball, basketball, pickleball, and tennis. In the winter, it offers a hockey rink, and in the summer, a spray pad and playground.
Just minutes away is the Transcona East End Community Centre, a newer facility that provides year-round activities, including indoor hockey, ringette, skating, baseball, softball, and soccer.
Looking for summer fun or a place for winter swimming practice? The Transcona Kinsmen Centennial Pool and Transcona Aquatic Park are just a 6-minute drive away. The outdoor water park includes four waterslides, a spray pad, a zero-grade entry pool, and picnic areas, while the indoor facility features water fitness programs, a sauna, and a slide.
For golf enthusiasts, in addition to the smaller course at Harbourview Park and Recreation Complex, there are more options. The Transcona Golf Club, a semi-private 18-hole course, challenges players with water and sand traps and includes a clubhouse that offers signature dishes and daily specials, available for private functions as well.
Adjacent to the Transcona Golf Club is Golf Central. Although no longer operating as a driving range, this facility now serves as an exclusive Chip and Putt Facility offering coaching for all skill levels.
Not far away, the Rossmere Country Club in East Kildonan presents a picturesque 18-hole course.
Looking to get in shape? Planet Fitness is located in Crossroads Station, and Anytime Fitness can be found on Plessis Road.
Planning a night on the town or some fun activities?
