Crestview

Crestview is a wholesome neighborhood located on the west side of Winnipeg and is part of the larger St James area.

It includes four smaller communities: Heritage Park, Lakewood, Buchanan, and Sturgeon Creek. It is bordered by the west perimeter, which creates quick access to other parts of the city or a road trip out of town. With its tree-lined streets, ample green spaces, schools, and amenities, this area is perfect for families.

Real Estate Trends

Construction in Crestview began in the early 1900s, but the majority of the development occurred between the 1940s to 1970s. The neighborhood comprises mostly single-family detached homes with a limited number of single-family attached homes interspersed. There are a wide variety of condominium options in the area, ranging from apartment-style units to townhouses.

Prices in Crestview can start at $240,000 for a single-family attached home and closer to $260,000 for a detached single-family home. Some larger homes on more substantial lots have sold for closer to $600,000. Pricing for condominiums ranges from $140,000 all the way up to $320,000, depending on the style and square footage of the unit.

Schools & Services

Crestview is operated by the St James-Assiniboia School Division, and there are five elementary schools serving the area. Crestview School, Lakewood School, Buchanan School, and Heritage School are English elementary schools from Kindergarten to Grade Five. To find out which school your child's catchment is, please visit the St. James-Assiniboia School Division website. Students attending Crestview, Buchanan, and Lakewood Schools will continue their education at Hedges Middle School. Their high school will be John Taylor Collegiate. Children completing elementary school at Heritage School will go to Bruce Middle School and finish their high school education at Collège Sturgeon Heights Collegiate.

Students interested in attending French Immersion Programs will begin their elementary education at École Voyageur. There is a small portion of the neighborhood that falls outside of the catchment zone. Students living in the area bordered by Ness Avenue, Sturgeon Creek, and Sturgeon Road will attend École Bannatyne from Kindergarten to Grade Five. Students from both of these schools will complete middle years at École Ness. Collège Sturgeon Heights Collegiate is a dual-track school and will serve the entire Crestview community as a French Immersion high school. Students may also qualify to attend schools within the Division Scolaire Franco-Manitobaine (DSFM). École Roméo-Dallaire is a Kindergarten to Grade Eight French milieu school located in the northeast corner of the neighborhood. Students will complete their high school years at Collège Louis-Riel.

Crestview is an ideal neighborhood for those attending Red River College Polytech Stevenson Campus, as it is only a 5 to 10-minute commute. Red River College Polytech Notre Dame and Exchange District Campuses, the University of Winnipeg, and the University of Manitoba Bannatyne Campus are also 20 minutes or less to reach from the community.

Hospitals

The community does not have any hospitals within its borders; however, the Grace Hospital is located adjacent to the border. It is a 250-bed health care center and one of the three acute care facilities in Winnipeg, with a full-service Emergency Department.

Shopping

Crestview boasts a plethora of shopping options. Smart Centre Winnipeg West includes Walmart, Sobeys, Shoppers Drug Mart, Staples, Canadian Tire, Marks, Winners, and more. Crestview Shopping Centre offers Safeway, a Manitoba Liquor Mart, and other services. Along Portage Avenue, you will find the Real Canadian Superstore, which is the only Superstore in Winnipeg with underground parking.

Looking for more? Drive further on Portage Avenue or Ness Avenue and you will reach Polo Park and the surrounding shopping venues. This area includes HomeSense, Winners, Marshalls, Marks, Walmart, the Real Canadian Superstore, Canadian Tire, Home Depot, Save on Foods, Best Buy, Michaels, and additional stores.

Entertainment & Recreation

Crestview abounds with green spaces and offers a wealth of opportunities for indoor and outdoor activities. One of the most popular spots is the Sturgeon Creek Greenway Trail, a 4 km trail that runs alongside Sturgeon Creek from Woodhaven Park all the way to Saskatchewan Avenue. The Greenway is popular among walkers, runners, cyclists, and those who enjoy fishing, as the creek is home to at least 30 different species. The trail boasts many points of interest, such as the T-33 Plane, Grant’s Old Mill, the Fish Ladder allowing fish to migrate upstream, and the Tall Grass Prairie, featuring native grasses and plants. For families with young children, there are at least fourteen smaller parks with playgrounds scattered throughout the community.

Larger parks in the neighborhood provide additional features. Voyageur Park offers a playground with a walking path and a seasonal rink in the winter. Isbister Park includes ample green spaces, a playground, and two small hills ideal for winter sledding, along with benches to enjoy the lake view. Pat Phillips Park features baseball diamonds, soccer fields, fitness equipment, a playground, and a large green area. Soccer and baseball fields are located in Alexander Ross Athletic Fields and Lakewood Recreation Area.

The largest outdoor space for soccer is located on the east border. Sturgeon Road Athletic Field contains seven soccer fields. For tennis enthusiasts, Crestview Village Tennis Courts are an outdoor facility offering three tennis courts and also have a basketball court next to them.

Optimist Park is a 17.7 hectares athletic field located outside of the neighborhood just over CentrePort Canada Way (Provincial Trunk Hwy 190). This large outdoor complex, comprising seven baseball diamonds, a soccer field, and a playground, is about a 10-minute.

Crestview has two community centers, Assiniboia West Recreation Association and Heritage Victoria Community Centre. Assiniboia West Recreation Association operates two sites. The main center is located on Buchanan Boulevard and includes soccer fields, baseball diamonds, outdoor hockey rinks, the recently updated wading pool equipped with spray components, the main building with a rentable hall, and the new rink building featuring outdoor and indoor seating, along with an additional hall and kitchenette. The Morgan Site contains a playground, baseball diamonds, outdoor hockey rinks, and a hall. Together, the two sites offer a variety of sports programs, such as baseball, softball, soccer, hockey, and ringette.

Heritage Victoria Community Centre, located on the east border, includes fields and courts for baseball, soccer, basketball, pickleball, and tennis. It also has an outdoor hockey rink and a playground. Adjacent to the center is the Matt Jonsson Memorial Skatepark.

Crestview is also home to the Assiniboia Memorial Curling Club, which contains 8 sheets of ice and a bar with a lounge.

The St. James Assiniboia Centennial Pool provides a selection of water and land fitness programs and offers an outdoor spray pad during the summer.

Other popular recreational facilities in the neighboring areas include Shapes Women’s Only Fitness Centre and the YMCA West Portage Branch. The YMCA West Portage Branch is a comprehensive fitness complex located in the neighboring Westwood. It not only offers workout and aquatic classes but also provides childcare programs and English language classes for newcomers to Canada.

If golf is your passion, there are three golf courses in the surrounding areas to sharpen your skills. Just over the border is Glendale Golf and Country Club, a highly revered private course, offering outdoor tennis and pickleball programming on two championship-level courts. St. Charles Country Club is one of the most prestigious golf courses in the city, with a twenty-seven-hole private golf course that has hosted many major Canadian golf events and tournaments. St Charles includes a performance center for helping golfers improve their game and a clubhouse capable of hosting large gatherings and weddings. Assiniboine Golf Club is one of Winnipeg’s oldest golf clubs, open for nonmembers and tournaments, and includes a clubhouse that is rentable for private events.

Just beyond the Perimeter Highway is the Hockey For All Centre, a training facility for the Winnipeg Jets and the Manitoba Moose, Winnipeg’s major hockey teams. The complex also offers programs, camps, and tournaments for hockey players of all ages and is home to the Manitoba Hockey Hall of Fame and Museum.

Crestview is in close proximity to two of Winnipeg’s popular entertainment venues—the Assiniboia Downs and Red River Exhibition Park. The Downs hosts the Manitoba Derby and various fun events such as live horse racing, VLTS, and features a restaurant and bar. The Exhibition Park offers exciting programs throughout the year, including the Red River Ex, which kicks off each summer. The Red River Exhibition is touted as the world’s largest traveling fair, featuring exciting agricultural displays. The Park hosts many annual events such as Rodarama, a classic car event; Third and Bird Market, a crafter and local artisan pop-up; Red River Valley Swap Meet by the Manitoba Classic and Antique Auto Club; Manito Ahbee Festival, a celebration of Indigenous culture, music, and art; and Canad Inns Winter Wonderland, a seasonal Christmas light drive-through display.
