Harbour View South
Harbour View South is a community in the East End of Winnipeg. It was developed by Qualico developments beginning in the mid 80’s and construction continuing in the newer area of Bridgewood Estates today.
It is a fairly affluent area with many larger homes and yards alike. The approximate boundaries for the area are the Perimeter Highway to the North, The Perimeter Highway to the West Gunn Road to the South, and Lagimodiere Boulevard to the East. Habour View South and Bridgewood Estates are about 10 kilometers to the downtown core, and approximately 18 kilometers from the Winnipeg James Armstrong Richardson International Airport.
Real Estate Trends
Construction began in the mid 1980’s within the area, and as a result there are a heavy proportion of 80’s style homes. Popular design styles for the time were bungalows, bi-levels, and split levels. As development continued into the 2000’s within the area, we started to see more cabovers and two-storeys floor plans. Today, there is a nice blend of home styles for you to choose from. Home prices within the area range from around $300,000 for a smaller bungalow in need of greater repair, to north of $700,000 for a more substantial home in the newer area of Bridgewood Estates on a larger lot.
There are very few condominiums for sale within the area – with the exception of a string of townhouse style condominiums along Grassie Boulevard. None have sold on the MLS since 2015.
Schools & Services
Harbour View South is located within the River East Transcona School Division. There are no schools within the immediate area, however, there are great schools in neighbouring communities of Valley Gardens or Rossmere/North Kildonan where your child will likely be sent depending on whether or not they choose English or French programming tracks. There are also German and Ukrainian Bilingual tracks offered to students within this school division too.
There is no library within the immediate area. However, Transcona Library at 1 Transcona Boulevard or Munroe Library at 489 London Street are both close to the area.
Shopping
Harbour View South and Bridgewood Estates are made up entirely of residential homes and condominiums, and there is no shopping within the immediate borders. However, it is close to great shopping options along Regent Avenue or along Henderson Highway with a quick drive.
Kildonan Place Shopping Centre, with more than 100 stores and services available is a popular destination for those living in the area. It is the largest enclosed shopping centre in the northeast quadrant of the city. The centre is anchored by major stores such as Winners, Shoppers Drug Mart, and many more well-known brands. Surrounding the Kildonan Place Mall, there are a number of large retail outlets including; Costco, Canadian Tire, Home Depot, Superstore, Walmart, among others.
Entertainment & Recreation
This is a popular neighbourhood if you are looking to get outdoors! First, it offers several athletic facilities – most notably large soccer pitches and surrounding baseball diamonds that your family will be very likely to attend future sporting events at.
There are also great parks within the area – the most popular being Kilcona Park which is Winnipeg’s largest off-leash dog park. There is much to take in in this area including some native wild grasses, winding ponds among others. There is also a Frisbee Golf (Disc Golf) course within this park for you to enjoy.
The Harbour View Golf Course is a 9-hole, par 27 golf course on Springfield Road and boasts that 5 of its 9 holes have water in play. It also offers a driving range.
