Headingley
Headingley is located adjacent to the Western Perimeter of Winnipeg and has a population of 3,579 people as of the 2016 Census.
It is one of the quickest growing communities in Manitoba and offers a family-friendly environment while still having easy access to city amenities. The Trans-Canada Highway and the Assiniboine River are markers that run through the Municipality. The portion located on the south bank of the Assiniboine is also known as South Headingley. Much of the construction in the area is newer construction with heavy development in the last 10 years. Headingley is located approximately 17 kilometers west from Winnipeg's downtown core (straight down Portage Avenue) and 13 kilometres from the airport.
The town received its name from the suburb of Headingley that can be found in the City of Leeds in West Yorkshire, England. Early in the 20th century, an interurban train known as Route 29, that was operated by the Suburban Rapid Transit Company served the Headingley area. This line was discontinued in the 1930s. At one point (from 1972 until 1993), Headingley was considered part of the City of Winnipeg. However, in 1993 after extensive complaints that the local needs of the community were not being met by the City of Winnipeg, the township seceded.
Home ownership in Headingley is very high, with 97% of the residences being owner occupied, leaving only 3% rented. Average household income is also considered high compared to most neighbourhoods in Winnipeg.
Real Estate Trends
There is an abundance of housing options in the Headingley area as well as a variety of price ranges. There are still options on larger acreages with homes built most commonly in the 50’s-80’s. There are also newer subdivisions such as Headingley North and Monterey Park, that offer homes in the range of $380,000 – $800,000. In the more exclusive neighbourhoods such as The Oaks, Breezy Bend, South Headingley, Deer Pointe the prices are more expensive and range from $600,000 - $4,000,000. The homes in some of these areas are substantial - large estates, mansions, etc. with many backing onto the river or green space. There is no true Condominium Complex in the area, however there are homes for sale in The Oaks that have a condominium ownership-type structure. These are mostly detached bungalow-style homes with double attached garages and they range in prices from $400,000 - $850,000 depending on size, location, and finish. Schools & Services
Headingley is operated by the St.James – Assiniboia School division. There is one school in Headingley, Phoenix Elementary School, which offers Kindergarden to Grade Five and is located at 111 Aboro Sheet.
Phoenix Recreation runs a local nursery school program at the Phoenix recreation centre. They offer a weekday morning program (5 days) that is intended for preschool children not already registered in a program.
Headingley is a relatively easy commute if you are wanting to attend one of Winnipeg’s esteemed universities. About 30 kilometers around the Perimeter (approximately a 30 minute drive) will get you to the University of Manitoba Fort Garry campus. The University of Winnipeg is an easy commute too down Portage Avenue!
Shopping
The shopping within Headingley is somewhat limited. However, cross the perimeter and you have options from all of the big-box stores such as Walmart, Canadian Tire, Bulk Barn, as well as a variety of outlet stores. This end of the city also houses many small independent and unique boutique-style shops.
Entertainment & Recreation
Home to one of Manitoba’s most challenging 18-hole course layouts, Breezy Bend Country Club has played host to some of golf’s most time-honoured tournaments. Breezy Bend Country Club is a premier private club that offers all the amenities members require to make their golf experience, both on and off the course, an enjoyable one.
Headingley has two community centres available for community programs, weddings, socials, and events. The larger of the two is Headingley Community Centre. It is a recently constructed 1.8-million dollar facility and is quite a popular facility to hold weddings, socials and business meetings in. It also offers a Splasy Pad Park with 16 spray features. The facility has change facilities and washrooms. It is free to use!
The smaller community centre is The Phoenix Community Centre. Phoenix is the original community centre for the area. It is often used for smaller events such as birthdays, family events, and wedding showers.
Headingley also offers the Hockey Hutch outdoor ice facility. This features two outdoor rinks with heated dressing rooms and canteen facilities. There is also a fully lit skating trail that will take you through a beautiful path amongst the trees.
If you enjoy the outdoors, the Headingley Grand Trunk Trails is a great area to explore. It offers over 10 km of walking trails and it leads from the Perimeter Highway to Beaudrey Park. Cool history lesson: it is the former railway bed originally built by the Grand Trunk Pacific Railway (that was used from 1894 -1972). The end of the park features a newer bridge that now takes you to Beaudry Park!
There are a variety of Playgrounds in the area including: Dodd’s Road Playground (on Dodd’s Road), Breezybend Playground (on Augusta Drive), Phoenix Community Centre (on Seekings Street), Monterey Park Playground (on Heartland Trail), and Garland Playground (on Empire Street).
One other notable location is the popular location for dining and also weddings: The Gates on Roblin. It is located on the banks of the Assiniboine River and offers an inventive menu featuring locally grown food. It is guaranteed to be a top-notch dining experience!
