Real Estate Trends
Scotia Heights has some of the oldest homes built in Winnipeg. The community is made up mostly of single-detached family homes with some duplexes and apartment-style condominiums in between. The majority of the houses include bungalows, two storeys, split levels and bi-levels. Walking along Scotia Street you will find a plethora of beautiful character homes nestled along the banks of the Red River.
Schools & Services
Scotia Heights is predominantly within the Seven Oaks School Division jurisdiction; however, a small portion between Matheson Avenue and St. John’s Park is managed by the Winnipeg School Division.
Children within the Seven Oaks School Division will begin their learning journey at Governor Semple School, an English elementary school catering to Kindergarten through Grade Five students. This school also provides parent-child programs for children from birth to age five. For students opting to continue in the English track, they will progress to Edmund Partridge Community School, a middle school accommodating Grade Six to Grade Eight students, located right on the border. The high school option for English students is West Kildonan Collegiate, situated in the neighbouring Rivergrove area.
French Immersion options are available in West Kildonan and Garden City. École Belmont serves as a Kindergarten to Grade Five elementary school. Following this, students transition to École Seven Oaks Middle School for their middle years education and eventually earn their high school diploma from Collège Garden City Collegiate.
Students within the Winnipeg School Division will attend Machray School, a Nursery to Grade Six English Elementary School. They will continue their education through middle and high school at St. John’s High School. Children following the French Immersion track will enroll at École Luxton School from Nursery to Grade Six, then proceed to École Stanley Knowles School for their middle years, and ultimately receive their high school diploma from École Secondaire Sisler High School. Additionally, the Winnipeg School Division offers French milieu programming. École Lansdowne School serves students from Kindergarten to Grade Eight, with high school programs offered by Collège Churchill High School.

Scotia Heights enjoys close proximity to several post-secondary institutions. The Red River College Polytechnic Exchange District stands as the nearest campus to Scotia Heights, with the Red River College Notre Dame Campus, the University of Manitoba Bannatyne Campus, the University of Winnipeg, and the Université de Saint-Boniface all situated within a 20-minute drive from the neighbourhood.

The community is conveniently located within a short distance of major healthcare services as well. Seven Oaks Hospital and the Health Sciences Centre stand out as the most accessible options, while St. Boniface Hospital and Concordia Hospital are also reachable within a 15-minute drive.

Scotia Heights is primarily residential; however, Main Street boasts a selection of specialty stores and restaurants. A standout is A l'Epi de Blé, a charming French bakery located at the corner of Main Street and Hartford Avenue. For quality meats, Tenderloin Meat and Sausage Inc offers cuts straight from the butcher. Just a block away, Hellard’s No Frills and a Giant Tiger provide convenient shopping options. Additionally, the intersection of Mountain and McGregor Street hosts a Safeway, which is a short drive from Scotia Heights.
For a wider array of shopping choices, Garden City along McPhillips Street is a bustling hub. Garden City Shopping Centre, Garden City Square, and Northgate Shopping Centre house numerous big-box stores, specialty shops, restaurants, and services. One of the major attractions of Scotia Heights is its close proximity to one of Winnipeg’s largest suburban parks, Kildonan Park. In the summer, visitors can enjoy an outdoor pool and a spray pad, while in the winter, there are skating rinks, toboggan runs, and cross-country skiing trails available. For golf enthusiasts, Winnipeg’s oldest municipal golf course, Kildonan Park Golf Course, offers a challenging 18-hole fairway along with a restaurant. Rainbow Stage, a nonprofit musical outdoor theater situated in the heart of the park, presents plays during the summer season that draw large crowds. Additionally, if you're looking to barbecue or picnic on a summer day, Kildonan Park provides numerous spots to choose from.
St. John’s Park, located on the southern border, is another large park offering a variety of outdoor activities for Scotia Heights residents and those in surrounding communities. Additionally, Louis Greenburg Plaza and Dr. Louis Slotin Park are smaller areas featuring benches overlooking the river.
The community boasts many of Winnipeg’s historical buildings. Bleak House, once the residence of long-time sheriff Colin Inkster, now features a picnic area for those seeking outdoor leisure.
Seven Oaks Museum stands as one of Winnipeg's oldest remaining homes, constructed between 1851 and 1853. Surrounded by a park with walking paths, a playground, and a picnic shelter, the museum offers various educational programs during the summer months and serves as a venue for weddings and other events.
For those seeking organized activities, Luxton Community Centre provides a range of free daily programs, including soccer fields, a wading pool, a hall, and an outdoor hockey rink.

West Kildonan Memorial Community Centre offers a variety of sports activities such as baseball, basketball, dance, soccer, hockey, and ringette, along with an indoor arena, a hall, an outdoor rink, a playground, and a splash pad.
St. John's Leisure Centre, just over the border, offers registered programs including gymnastics, cooking, painting, and sports, among others.
Garden City Community Centre and Seven Oaks Sportsplex are conveniently located near Scotia Heights, offering a variety of recreational options. The Centre hosts a wide selection of sports programs year-round, including baseball, basketball, hockey, soccer, ringette, softball, rookie rugby, and more. On the other hand, Seven Oaks Sportsplex comprises the Seven Oaks Arena and the Seven Oaks Soccer Complex. The arena features two NHL-size ice rinks, a walking track, and a multipurpose room for fitness classes, social gatherings, educational sessions, and cultural events.
