Scotswood Meadows

Scotswood Meadows is a micro-subdivision of infill housing, with development starting in 2015 and fully selling out of lots by 2022 (last of the construction is slated to end in 2023). 

It was a smaller development, spearheaded by Seekville Incorporated, and had some of the most exacting standards and offered larger-than-average lots for construction.  Great, if you want a custom masterpiece, but for those wanting more affordable new-construction options, the price point may have been a touch out of reach.  Scotswood can be found within the larger area of Charleswood, in Southwestern Winnipeg.  Its borders are Community Row to the West, Rannock Avenue to the North, Scotswood Drive to the East, and the gorgeous Harte Trail to the South. When completed, this small community will host 80 custom-built homes, most worth well over $500,000. Scotswood Meadows is approximately 13 kilometers from the downtown core and 13 kilometers from the Winnipeg James Armstrong Richardson International Airport.

Real Estate Trends

These homes were all custom-built, so there really is no standard or “track” type of home for the area, however the bulk of the floor plans have been bungalows as well as two-storey home options, all built between 2015 and 2023.  The price point for these homes ranges anywhere from $650,000 to well over $1 million depending on the lot and specifications of the home.  There are no condominium options within the area.

Schools & Services

Scotswood Meadows is within the Pembina Trails School Division. There are no schools within Scotswood Meadows. For public schools, your child will likely be sent to:

Elementary School

Beaumont School for English Programming from Kindergarten through to Grade 5.

OR

Ecole Dieppe School for French Immersion Programming from Kindergarten through to Grade 4.

Middle School

Westdale Middle School for English Programming from Grades 6 through to 8

OR

Ecole Charleswood School for French Immersion Programming from Grade 5 through to Grade 8

High School

Oak Park for both English and French Immersion Programming from Grades 9-12.

For Private School, you may choose to send your child to:

St. Paul's High School is a Catholic all-boys university preparatory high school and is located in the nearby neighbourhood of Tuxedo.  It’s female counterpart, St Mary’s Academy High School can be found in neighbouring Crescentwood. Or, St John’s Ravenscourt, a private school offering programming from Kindergarten through to Grade 12. Many households within the area enjoy the private bussing services offered as part of this school’s annual tuition.

There are no hospitals within the borders of Scotswood Meadows, but The Grace Hospital Located on Booth Drive in St. James is a quick commute via major thoroughfares away. 

There is no library within the area – but the Charleswood Library, located at 5014 Roblin Boulevard, is very close to the area.

Shopping

There is no shopping immediately within the borders of Scotswood Meadows.  However, Charleswood area is home to locally owned boutiques and family-friendly eateries. It has easy access to the newer box store development on Kenaston Boulevard, known as The Seasons of Tuxedo, which houses IKEA as well as many more well-known brands.  Charleswood is also a short drive to the largest shopping centre in all of Winnipeg, Polo Park Mall.

Entertainment and Recreation

This neighbourhood’s country-like setting and proximity to the Harte Trail make it ideal for those wishing to get out and go for a walk and explore the trails.  The area also features a pond with native grasses, park areas including a park structure for you and your family to enjoy.  And because it is such a small area, the residents that enjoy this park have become well-acquainted with one another.

There are no major community centres within the area.  However, Scotswood Meadows is within Charleswood that has many offerings:  Charleswood is home to multiple community centres with outdoor hockey rinks and fields for baseball and soccer. This includes: Eric Coy Arena, which host the Charleswood Hawks from the MMJHL (Manitoba Major Junior Hockey League), Charleswood Place, Varsity View Sportsplex and Pacific Junction Park.

Golf in the Area can be played at the semi-private Charleswood Golf and Country Club, located at 310 Haney Street.

The area is also well known for its close proximity to Fort Whyte. Fort Whyte Alive is a nature centre and a wildlife refuge with a goal of providing education.  There are over 640 acres of protected greenspace and daily activities and programs.
