Southdale
Between Fermor and Bishop Grandin Boulevard and east of the Seine River lies the community of Southdale.
This community was built in the 1960s and was Winnipeg’s first "lake community" designed for the up & comers of that era. The area is accessible to downtown, the University of Manitoba, as well as the industrial area of St Boniface and Transcona, and lies adjoining the parklands of the Royal Canadian Mint. Southland Park, east of Lagimodiere Blvd, is a new lake community, developed in the past 5 years. Southdale is residential as well as commercial, it forms a neighbourhood of about 3,000 single family homes. Southdale is approximately located 10km from downtown and 20km from the airport.
Real Estate Trends
Southdale forms a neighbourhood of about 3,000 single family homes. Prices for residential homes range anywhere from around $190,000 for an attached home up to $900,000 for a waterfront estate. Common house styles in the area tend to be 60's - 80's builds of bungalow and two-storey layouts, but there is newer construction and other floor plans in the area as well. For the lifestyle choice of condominiums, Southdale offers many condo community choices, with styles to suit every taste and budget. They are located throughout the area with easy access to all the amenities and transportation offered in this neighbourhood.
Schools & Services
The Southdale community is operated by the Louis Riel School Division and includes five schools; École Guyot (nursery to grade six), Lavalee School (Kindergarten to grade eight), Niakwa Place School (Kindergarten to grade eight), Shamrock School (Kindergarten to grade eight, and J.H. Bruns Collegiate (grade nine to twelve).
The closest major hospital to Southdale is the St. Boniface General Hospital located on Tache Ave in St. Boniface, it is approximately a 15 minute drive north on St. Anne’s Road.
Shopping
Southdale has several small plazas along the major roadways around the community. The major shopping in the community is at the Niakwa Park Plaza, the Southdale Centre and Southdale Square, all adjoining Fermor Ave (which forms the Trans-Canada Highway through downtown Winnipeg). If you’re looking for something a little larger then St. Vital Shopping Centre is a 10 minute drive south. The centre has over 160 stores some of which include: Old Navy, Walmart, The Bay, Sport Chek and London Drugs.
Entertainment and Recreation
The area has many small community parks, though along the green space along the Seine is mostly developed as golf courses on this side. The Niakwa Golf and Country Club, Windsor Park (municipal) and the St Boniface golf clubs serve the community. In the winter, you can also cross-country ski at the Windsor Park Golf Course. Also of interest in the area is the Royal Canadian Mint.
The Royal Canadian Mint is on the border of Southdale and is a high-tech, high-volume manufacturing facility. Every single Canadian circulation coin is produced here – literally billions each year. Established in 1976, the Winnipeg plant occupies a 14,864 m2 state-of-the-art facility.
Southdale Community Center is located at 254 Lakewood Boulevard. They do a number events for all different age groups; adult, youth, preschoolers, seniors, bingo, they also do a variety of different camps.
