Charleswood
Charleswood is an expansive neighbourhood located in the Southwest portion of Winnipeg and is bordered by the Assiniboine River to the North, McGillivray Boulevard to the South, the Perimeter Highway to the West, and the Assiniboine Forest or Shaftesbury Boulevard to the East.
Charleswood is located approximately 15 kilometers from Downtown Winnipeg and approximately 12 kilometers from the James Armstrong Richardson International Airport.
Along the main thoroughfares of Roblin Boulevard and Grant Avenue, you will find commercial real estate and along Wilkes Avenue you will find a mix of commercial and industrial land, with some park and recreational space in between. Most of Charleswood is residential land use, however there is a large amount of land in South Charleswood that remains undeveloped.
Charleswood is a multi-generational area, with a large proportion of the residents being young families while there is an equal proportion of empty-nester residents. Approximately 82% of the homes in the area are owner occupied and the average annual income for the area is above $100,000.
This community is often summarized by farmland and modest residential homes that promote semi-rural living, chalked full of walking trails and family-friendly parks. Streets are often unpaved with deep ditches and the lots are usually oversized, perfect for the nature enthusiast! Charleswood is a semi-residential/rural subdivision and what that means is the lots are quite large when compared against a standard-sized residential lot in Winnipeg. There are nearly 10,000 homes within the area. Prices for residential homes range anywhere from around $170,000 for attached homes on busier thoroughfares up to 2 million dollars for a substantial and either newly updated or constructed home often backing onto the river or Assiniboine Park. There is a mix of homes built in the area ranging from the early 1900's all the way up to several new construction homes and newer subdivisions such as Ridgewood West. The bulk of the development within the area was from the mid 1950's to 1980's. Common floor plans include bungalows, bi-levels, and two-storey homes. For the lifestyle choice of condominiums, Charleswood does offer a few different condo styles, with the majority being apartment-style floor plans. There are some semi-detached bungalows and two storey options though, they are just rare. Schools & Services
Charleswood is located within the Pembina Trails School Division. However, with the large size of the neighbourhood, the school that your child will attend is determined by your location in the school catchment within the neighbourhood. There are 11 schools to support the area, and this includes 6 elementary schools, with Ecole Dieppe being a French Immersion Option. There are 3 Middle Schools including French Immersion programming at Ecole Charleswood. There are two High Schools: Shaftesbury, an all-English high school, and Oak Park which offers English and French Immersion options. Additionally, Charleswood is home to one Post-Secondary school, which is the Canadian Mennonite University.
There is no major hospital in Charleswood. The Grace Hospital is the closest hospital to the area and is located off Portage Avenue, a short drive North on the William R Clement Parkway and the Moray Bridge.
Charleswood Library, located 4910 Roblin Boulevard is the local library in the area.
Shopping
Shopping in Charleswood proper has a focus on "Mom and Pop" shops and strip malls located along Grant Avenue and Roblin Boulevard. Major shopping centers are located in close proximity at Kenaston Crossing, Kenaston Common, Polo Park Shopping Center, and the Seasons of Tuxedo which hosts large retailers like IKEA, Cabelas and the Outlet Collection Winnipeg.
Entertainment & Recreation
This neighbourhood’s country-like setting and many forest trails, including Harte Trail, Assiniboine Forest and neighbouring Assiniboine Park, makes it a top destination for nature enthusiasts, birders, joggers, cyclists and families.
Charleswood is also home to multiple community centres with outdoor hockey rinks and fields for baseball and soccer. This includes: Eric Coy Arena, which host the Charleswood Hawks from the MMJHL (Manitoba Major Junior Hockey League), Charleswood Place, Varsity View Sportsplex and Pacific Junction Park.
Golf in the Area can be played at the semi-private Charleswood Golf and Country Club, located at 310 Haney Street.
The area is also well known for its close proximity to Fort Whyte. Fort Whyte Alive is a nature centre and a wildlife refuge with a goal of providing education. There are over 640 acres of protected greenspace and daily activities and programs.
Our Favourite Thing About the Area
The great sense of community. You really do get to know your neighbours and it's a very close-knit type feeling community. It feels like a small town within the city. Many people that have grown up within the area and then choose to stay in the area - those community ties run deep!
