Crescentwood

Crescentwood is one of Winnipeg’s most historic neighbourhoods with tree lined streets and stately homes on large lots.

It has a unique history as well as an outstanding collection of heritage or character homes built in the early 1900’s. The community is comprised of several smaller neighbourhoods including Rockwood, Earl Grey, Grant Park, and parts of Fort Rouge. The central location makes this neighbourhood ideal for working professionals and families that appreciate accessibility and convenience.

Real Estate Trends

Crescentwood is home to some of the most luxurious homes in all of Winnipeg. Development started in the early 1900’s and many wealthy residents moved to the suburb to build large stately homes on large lots. Many of these character homes are still standing today on Kingsway, Ruskin Row, Avonherst Street, Wellington Crescent, Harvard Avenue and Yale Avenue. These manors offer historic architectural styles such as Georgian, Classical Revival, Tudor, Elizabethan Manor, Dutch Colonial, late modern and Queen Anne style with a tower and verandah.

As the neighbourhood grew to the south and east, it diversified to include a variety of houses of all shapes and sizes.  Condominiums and apartment complexes were also developed, too.  Today, there is great variety in the options available in Crescentwood. The area is mostly comprised of single family detached homes but there is still a large population living in multi-family housing.

The average single family detached home in 2023 in Crescentwood was around $340,000. Although this average fails to truly consider the diversity of homes in the area. The average condominium sold in 2023 for around $240,000.

Schools & Services

Crescentwood is in the Winnipeg School Division’s catchment.  As the neighbourhood is made up of smaller communities, school catchment can vary based on your address. To find out which school your child eligible for, please visit the Winnipeg School Division Website.

There are six English elementary schools serving Crescentwood.  Students living in the Rockwood area will start their learning at Rockwood School from Kindergarten to Grade Six. Children living in the Grant Park area will go to Harrow School. They will follow their middle and high school studies at Grant Park High School which offers programming from Grade Seven to Grade Twelve.

Students from the Earl Grey area will complete their Kindergarten to Grade Eight programs at Earl Grey School and finish high school at École Secondaire Kelvin High School, which is a dual track high school.

Children living in the North-East corner of the neighbourhood will attend Gladstone School or Fort Rouge School from Kindergarten to Grade Six. They will likely attend middle school and high school at Collége Churchill High School.

Students living in the North-West corner of the neighbourhood will start at Grosvenor School, complete middle years at École River Heights School and finish high school at École Secondaire Kelvin High School.

There are three elementary schools offering dual track programming.

Children living in Rockwood, Grant Park or Earl Grey will go to J. B. Mitchell School. Students from the North-East corner attend École Robert H. Smith School and those who are living in the North-West corner will attend École Riverview School.

For middle school, all children will attend École River Heights School and finish high school at École Secondaire Kelvin High School.

Crescentwood students may also apply for French milieu program and start their learning at École Lavérendrye. They will then do middle school and high school at Collége Churchill High School.

Children are also eligible to attend the Elementary Alternative Program at Earl Grey School.

The neighbourhood is home to St Mary’s Academy, which is an all-girls, private catholic school from Grade Seven to Grade Twelve. The iconic building built in 1902 sits at the corner of Wellington Crescent and Academy Road and was one of the first construction projects in the area. Its counterpart, St. Paul’s High School, an all-boys private catholic school is situated in Tuxedo.

Crescentwood is also in close proximity to many post-secondary institutions in Winnipeg.

The University of Manitoba Fort Garry and Bannatyne Campuses, the Université de Saint Boniface and the Canadian Mennonite University are all about a 10-minute drive from the neighbourhood.

The University of Winnipeg is a slightly shorter commute – around a 7-minute drive. Red River College Exchange District Campus is a 12-minute commute, while the Main Campus on Notre Dame Avenue or the Stevenson Campus in St. James is about 15-20 minutes of driving time.

Health Care Providers

The neighbourhood is close to three of Winnipeg’s major health care providers.  Misericordia Health Centre is only two kilometers away via the Maryland Bridge.  St-Boniface Hospital and the Health Sciences Centre are also a short commute away.

Crescentwood is home to the Pan Am Clinic, which is a leading provider of sports medicine and physiotherapy services for patients from Manitoba and Northwest Ontario.

Shopping

Although the area is primarily residential, Crescentwood offers many shopping opportunities within and just beyond its borders.

The neighbourhood is home to Grant Park Shopping Centre. This mall includes retailers like Canadian Tire, Red River Co-Op, Shoppers Drug Mart, Winners, McNally Robinson Booksellers, as well as a variety of restaurants and services.

Along Taylor Avenue you will find Grant Park Festival and Grant Park Pavilions Shopping Centres. These shopping centres consist of stores such as Sobeys, Walmart, Dollarama.  They also have specialty services, banking options and more.

Other grocery stores within the neighbourhood are Safeway on River Avenue, No Frills on Stafford Avenue, and La Grotta Mediterranean Market (a local favourite) on the corner of Taylor Avenue and Waverley Street.

If that wasn’t enough, you have a plethora of additional retailers a short drive away. Drive along Corydon Avenue and you will find Tuxedo Park Shopping Centre that houses a Safeway. Drive down Grant Avenue and you will reach the Real Canadian Superstore. Travel down Route 90 and you can explore stores at the Outlet Collection, Seasons of Tuxedo, or at Polo Park.

Entertainment & Recreation

If you love spending time outdoors, Crescentwood offers plenty of greenspaces and parks.

Enderton Park, which is also known as Peanut Park, and originally called Crescentwood Park, offers a wooden play structure, sand box, picnic tables and trails.

Munson Park is a larger park located between the Assiniboine River and Wellington Crescent. It was originally the site of the farmhouse what used to be Munson’s farm. This 

house was the first home in the area and was demolished in 1980. Today this green space is enjoyed by many locals who like to have a picnic or take a walk on the paths.

A short walk from Munson Park you will find the Wellington Crescent – Hugo Park, which is a small tree lined path that leads to the one of the five Water Bus Stops.  The River Spirit operates throughout July and August and offers transportation to places like The Forks, the Manitoba Legislative Building, Exchange District and more. If you looking for summer activities with your little ones, River Osborne Wading Pool is located next to Gladstone School. Additional wading pools can be found in Harrow Park. This park also includes a washroom and a playground as well as a skating rink during the winter season.

Fort Rouge Park features a spray pad and a playground. Rooster Town Park located in Grant Park, is home to Jump Start Playground which is a large universally accessible playground.

If you would like to sit outside and read or enjoy the summer breeze, there are several smaller parks scattered throughout the community like Warsaw Crescent Park, Corydon Hugo Piazza, Osborne Village Green, just to name a few.

Park your car on Guelph Street and you can access the tree-lined walking path along Wellington Crescent. This path runs to Assiniboine Park. During the summer season Wellington Crescent has limited car access.  The locals enjoy this time to use the street to run, walk, rollerblade and bike.

Crescentwood is also in close proximity to the Forks Historic Site. The Forks, where the Assiniboine River and Red River meet, has been a gathering place for Winnipeg’s residents for centuries.  Today, it is a bustling location for shops, restaurants, outdoor trails.  The most popular trail is the Nestaweya River Trail which is a skating, walking and fat biking trail on the Red and Assinibone Rivers in the winter.

Crescentwood is part of the Central Corydon Community Centre which has three locations: River Heights Community Centre, Sir Jonh Franklin Community Centre and Crescentwood Community Centre. These three community centres joined forces in 2011 providing a larger sense of community for the area.

The Crescentwood Community Centre consists of a gymnasium, a multi-purpose room which is rentable for private events, the Hugo Hall, baseball diamonds, soccer fields, basketball courts, batting cage, an outdoor rink, a boxing facility and a new splashpad with a playground.

The neighbourhood is home to two additional community centres, Earl Grey Community Centre and River Osborne Community Centre.

Earl Grey Community Centre includes two soccer fields, tennis courts, basketball courts, a wading pool in the summer and an outdoor rink in the winter.

River Osborne Community Centre features an outdoor rink. This Centre and Gladstone School have adjoining fields for baseball and soccer.

Mayfair Recreation Centre, offers basketball, pickleball and tennis courts during summer and an outdoor rink during the winter.

Crescentwood also houses the Winnipeg South End United soccer fields located at the corner of Taylor Avenue and Nathaniel Street. The WSEU Soccer Club organizes events for children aged 4 to 18 and consists of 15 soccer fields.

Adjacent to the soccer fields is one of Winnipeg’s oldest arenas, the Charles A. Barbour Arena as well as the Pan Am Pool. The Pan Am Pool is Winnipeg’s premiere aquatic facility and meets international standards to host world-class aquatic events. It holds local, provincial, national and international diving, swimming, artistic swimming and water polo events.

Looking to sweat? There is a great selection of fitness facilities to choose from. Good Life Fitness is located at Grant Park Shopping Centre. Grant Park Festival offers Orangetheory Fitness and Osborne Street is home to Anytime Fitness. If you are looking for more variety, there is an abundance of additional recreational facilities just beyond the borders of Crescentwood.

Winnipeg Winter Club, a private club, provides a wide range of sports activities and private training like tennis, squash, badminton, hockey, swimming, figure skating and more. It includes multiple sport courts, a swimming pool and a fitness centre.

Taylor Tennis consists of multiple outdoor and indoor tennis courts. They offer memberships and hourly rates.

The Reh-Fit Centre is located just west of Grant Park. The Centre was recognized as Canada’s first certified fitness facility by the Medical Fitness Association.  It provides massage, athletic, physiotherapy, nutrition counselling, foot care, hip and knee programs, facility rentals, workshops and so much more.

If you want to be entertained, Crescentwood is the place to be! There is always something happening in this vibrant area. Corydon Avenue between Stafford Street and Pembina Highway is home to some of the best patios and restaurants in all of Winnipeg.  Whether you are looking for a night out on the town or just a place to grab some gelato or a coffee, Corydon Avenue is the place to be!

529 Wellington Steakhouse, located within a gorgeous, restored 1912 mansion on Wellington Crescent is one of the finest establishments in Winnipeg to dine. They serve delicious Canadian Prime beef, seafood and a selection of premium wine.

Eva’s Gelato and Coffee bar is the place you want to be on a hot summer day. Baked Expectations is open seven days a week, but be careful, it will be hard to choose just one treat from the many delicious cakes and sweets they offer.

If you are craving Italian cuisine, Corydon Avenue will not disappoint. There are many restaurants to choose from such as Colosseo, Cafe 22 and Passero - just to name a few. 

Grab a pizza at Santa Lucia or Tommy’s Pizzeria. Start your morning with a coffee at French Way Café or finish the night at The Roost Social House with some seasonal small plates and a craft cocktail on their rooftop patio.  There is ALWAYS something to discover in Crescentwood!
